Frasers Centrepoint Trust said its retail portfolio ended FY26 with 99.7% committed occupancy and 6.6% rental reversion, figures that retailers can use for negotiations at its malls while checking the stated property exclusions.

The Singapore mall owner reported the figures in a 22 October results release for the year ended 30 September 2026. It also reported 107 brands new to its portfolio, 1.8% higher shopper traffic and a 1.3% rise in tenants' sales from a year earlier. Together, the figures give retail operators a current view of leasing and trading conditions within FCT's reported portfolio. They do not establish an islandwide rent trend or a quote for any particular shop.

Read the portfolio figures with their exclusions

FCT's 99.7% committed occupancy measure excludes NEX, where asset enhancement works were ongoing, and White Sands, which was divested on 30 September. The 6.6% rental reversion measure also excludes Hougang Mall because of asset enhancement works during FY25 and FY26. Those exclusions mean the two headline figures do not describe an identical set of properties.

The shopper-traffic and tenant-sales measures likewise exclude NEX, Hougang Mall and White Sands. FCT describes rental reversion on an average-to-average basis. An operator comparing sites needs to keep those measurement boundaries in view: the portfolio changes do not establish the performance or lease terms of an individual outlet.

What retailers can take from the results

The 107 brands were new to FCT's portfolio, including retail and dining concepts; the release does not say that all were new to Singapore. This is a distinct signal of tenant-mix change alongside the occupancy, traffic and sales measures. For a retailer considering an FCT mall, the disclosure narrows the questions for a specific site: which of the reported properties is involved, and how do that mall's current footfall and lease terms compare with the portfolio figures?
